 Post subject: x and y , which . What does which refer to in such case ?

Declining values for farm equipment and land, which farmers use as collateral to borrow against to get through the harvest season, is .....

This question appears in verbal review 2nd edition .
I am not posting the full question since we are not allowed to .
My Question is :
What does which refer to in such cases : farm equipment / land / both ?

In this case, 'which' refers to land only. The entire clause 'which farmers use as....though the harvest season' refers to 'land' only and is used to qualify/describe the land.

This is my understanding and I would be grateful if some one can shed some more light on this issue.
