in manhattan strategy guide 4th edition, sentence correction , pronouns , it is writen that

do not use this or these in place of nouns. Also do not use that and those in place of nouns. use it, they, them.

can explain more clearly

Here are some example sentences:

My car is old and it will stop running soon.
*rather than*
My car is old and that will stop running soon.
My car is old and this will stop running soon.

The basketballs have deflated and they need air.
*rather than*
The basketballs have deflated and those need air.
The basketballs have deflated and these need air.

In the example in the book, if we use "that" would it be incorrect?

Her products are unusual;many consider THAT unique.

"That" would not be correct because the pronoun needs to refer back to "products", and thus we need a plural pronoun. "Them" would be an appropriate pronoun in this sentence.

Is this wrong or as those is referring to the same set of her product(and not a new copy), we should not use those.

Actually, the correct pronoun here would be "them" rather than "those".
